The luxury and ultra-luxury real estate markets haven't been all champagne toasts and multimillion-dollar profits the last few years. High interest rates, changes in the political landscape, and uncertainty around tariffs have added some caution to the home-buying decisions of UHNWI. It's not, however, an entirely bleak story, at least not for parts of South Florida. Wealthy New Yorkers concerned about the recent rise of social democrat Zohran Mamdani in the upcoming mayoral race are already looking for a potential escape hatch. The beneficiary of that anxiety seems to be some of the Sunshine State's most exclusive locales, including Palm Beach, which are buzzing with activity. And, for the first time since the pandemic, foreign spending on U.S. properties skyrocketed by 33% between April 2024 and March 2025—with South Florida attracting more than 20% of the 78,100 transactions counted.
