Lessening demand for mortgage bonds is driving up rates Dwindling demand for mortgage bonds by banks and other investors has helped to drive up mortgage rates, with the average 30-year fixed mortgage rate recently surpassing 7%. "Banks stepping back, the Fed stepping back, foreign investors stepping back—that has widened the spread that mortgages trade at versus Treasurys, which directly translates to the borrower's mortgage rate," noted Nick Maciunas of JPMorgan Chase.
